Some sites look like nothing — and sometimes worse than nothing. The math is broken, the zoning is wrong, the environmental risk is unquantifiable, and almost everybody walks away. A few people don't. If you're the developer who's optioned a complicated site, the owner who sees what that property could become before anyone else does, the institution sitting on land with a history nobody wants to touch — you need a firm that sees it too. One that will tell you the truth about what it takes. And one that won't stop until it's done.

We tell you the truth about what's there — not a hedged version, not what you want to hear — and we give you a real sequence: here's what we do first, here's what that tells us, here's the decision point, here's what comes next. You leave that first conversation with a map, not a proposal for more studies.
We stay with it from there. Site assessment through permitting, civil design, environmental approvals — whatever the site needs, we handle it. And when something unexpected comes up — and it always does — you hear it from us first.

Goodwin University · East Hartford
A contaminated tank farm. Now a university campus on the Connecticut River.
ZUVIC was first hired by Motiva Enterprises in the late 1990s to survey the site at 211 Riverside Drive in East Hartford and prepare a Spill Prevention Control and Countermeasure plan. When Motiva began decommissioning the property, ZUVIC convinced them not to demolish the docks on the river. A few years later, Goodwin College acquired the property. ZUVIC became their engineering firm — handling the environmental cleanup of former terminals that once held more than 30 petroleum storage tanks, civil design, utility planning, and infrastructure across the entire campus.
The docks are now home to the R.V. Goodwin Navigator, a 40-foot research vessel. 215 projects since 2004. The relationship is still active.

Forty townhouses on a hill in Newington.
A steep slope, a wetland fed by the hillside, and a sewer route the utility said wouldn't work. ZUVIC redesigned the site around the wetland and found a gravity route for every unit. Wetlands approval in April 2025; zoning that October.

Mapping the petroleum under an operating industrial plant.
Thirty years in the Transfer Act program, and wells nobody could find. ZUVIC rebuilt the record and drilled through the floor of the running plant to map the petroleum. The owner now has a plan to recover it.
